Concealed conditions

What cannot be seen may affect the work.

Decking and framing

Deteriorated sheathing, plank decking, wet insulation or structural conditions may only become visible after removal. Unit prices or a signed change order should address added work.

Ventilation and moisture

Roofing work alone may not cure condensation, attic air leakage, HVAC imbalance, masonry leakage or unrelated building-envelope conditions.
