Existing system
Number of layers, known leaks, prior repairs, flashing interfaces, penetrations and visible deck concerns.
Removal & protection
Tear-off area, landscaping and exterior protection, debris handling, access and daily cleanup responsibilities.
Water management
Underlayment, ice-and-water protection, valleys, drip edge, flashing, penetrations and low-slope transitions.
Ventilation & finish
Intake and exhaust ventilation, shingles or roof covering, starter, ridge finish, color and manufacturer system.
Repair the cause—not only the symptom.
A roof leak can originate away from the visible interior stain. Repair planning should consider flashing, penetrations, roof-to-wall interfaces, prior patching and surrounding material condition.

What cannot be seen may affect the work.
Decking and framing
Deteriorated sheathing, plank decking, wet insulation or structural conditions may only become visible after removal. Unit prices or a signed change order should address added work.
Ventilation and moisture
Roofing work alone may not cure condensation, attic air leakage, HVAC imbalance, masonry leakage or unrelated building-envelope conditions.
